Booking terms and house rules.

Short, because the shorter these are the more likely somebody reads them.

Nothing on this site can actually be booked. Bondi Casa is a demonstration property built by Visaible to test how AI assistants read and refer to hotel websites. It is not a real hotel, it is not at the address shown, and it cannot be booked. The terms below are written as a real property's would be, because the booking flow is part of what is being demonstrated — but no reservation, contract or payment is ever created. Why this site exists.

Rates and deposits

Rates are quoted in Australian dollars and include GST. The rate shown on the room pages is the lowest we charge in that category and applies midweek outside school holidays. A deposit of one night is taken at the time of booking and the balance on arrival.

Cancellation

  • Flexible rates. Free cancellation up to 48 hours before the arrival date. Inside 48 hours the deposit is retained.
  • Advance-purchase rates. Non-refundable and non-transferable. This is stated at the point of booking, not only here.
  • 20 December to 31 January. The window extends to 14 days for every rate type, flexible included.
  • Packages. The offers follow flexible-rate terms unless the package says otherwise.
  • No-show. The first night is charged and the remainder of the booking is released.

Minimum stays

Two nights across a Friday or Saturday, three across a public holiday weekend, and three year-round in the Casa Loft. Midweek there is no minimum. Where a minimum applies it is shown before payment rather than after it.

Arrival and departure

Check-in from 15:00, check-out by 10:00. Both move when the house allows it — tell us your flight. Bags can be left at reception on either side of the stay. Reception is staffed 07:00 to 22:00; later arrivals are let in by the duty manager, who needs to know you are coming.

The house

  • Maximum occupancy is per category and is not negotiable, because it is a fire limit rather than a preference.
  • No smoking or vaping anywhere in the building or the courtyard.
  • Quiet in the courtyard and on the terraces from 22:00. The building is residential on three sides.
  • Assistance animals are welcome. Other animals are not, because of the dining room.
  • Parties, in the sense the word is usually meant, are not on.
  • Damage beyond ordinary wear is charged at cost, itemised, with the invoice attached.

Children

Welcome throughout. Terrace Suites sleep three and the Casa Loft sleeps four; Courtyard and Ocean Rooms are for two adults. Cots are brought in with a day's notice. Under-12s eat at Sal from a shorter version of the menu.

Liability

The pool and sauna are unsupervised and used at your own risk. Boards and wetsuits are lent as a courtesy and not as equipment we warrant. Bondi is an open ocean beach with a permanent rip at its southern end; swim between the flags, and read the journal entry about it before you go in.

Governing law

These terms would be governed by the law of New South Wales, Australia, and nothing in them limits rights that cannot be limited under the Australian Consumer Law.
